⭐️ In light of COVID-19 and for your health/safety, early/late check-in/out is limited to one hr to the left or right of ordinary check-in/out times (3pm/12pm) ONLY when there is not a reservation directly before or directly after your stay. Cleanliness is one of our top priorities and we must provide our cleaners optimal time to thoroughly sanitize and clean the property after each guest. Please check with us at least 24 hrs in advance about early/late check-in/out.
⭐️ Overstay Fee. If you stay past the agreed upon checkout time without the Hosts consent, you no longer have a license to stay and you agree to pay fees up to 2 times nightly fees paid by you to cover the inconvenience suffered by the host and upcoming guests. Please ensure that you plan ahead to check-out on time.

⌘ For new short-term rental users, please note that we are not a hotel and you are booking a one-of-a kind, luxury privately owned property, hosted directly by the owner.
⌘ As in our terms of service:
As a Guest, you are responsible for leaving the Accommodation (including any personal or other property located at the Accommodation) in the condition it was in when you arrived. You are responsible for your own acts and omissions and are also responsible for the acts and omissions of any individuals whom you invite to, or otherwise provide access to, the Accommodation, excluding the Host (and the individuals the Host invites to the Accommodation, if applicable).
⭐️ For everyone’s safety and security, do not tamper with: Security systems, door sensors, motion sensors, security locks, smoke detectors, carbon monoxide detectors, noise ordinance monitor or any outdoor camera devices. ANY found tampering/damage will result in immediate removal from the property and an assessment of repair fees if applicable should damage occur.
⌘No parties/gatherings/unregistered guests: unauthorized guests will be charged $150 per person/per day and could result in eviction. The number of guests on the property should not exceed those listed on the reservation at any time.
⌘No unaccompanied children: “Children” is defined as anyone under the legal adult age of 18
⌘No eating in rooms -No pets: Unauthorized/undisclosed pets will incur an additional $200 cleaning fee.
⌘No candles/fires
⌘No using white towels/cloths to clean off make-up, please use the designated black cloths for make-up removal.
⌘No opening/removing the window screens -No wet clothes or towels on any furniture. You may hang wet clothing/towels in the downstairs coat closet.
⌘No wet or dirty dishes in any cabinets/drawers -No smoking/vaping/drugs on premises: Evidence of drugs smoking/vape spills will incur a $350 ozone/cleaning fee.
⌘No touching/moving décor or art work. As it is strictly for your viewing pleasure. Broken items will be charged to you.
⌘No moving furniture or removing any items on the property. Items inside are strictly for your convenience/comfort during your stay.
⌘Please remove outside shoes when inside the property.
⌘We keep inventory of items stored on site. Loss of any items to our property, large or small will be reported as theft and may be mentioned on your review. Airbnb will reserve the rights to charge your credit card for any lost or damage items from our property.
⌘Keep the food catcher in the drain, empty it in the trash prior to departure.
⌘Do not flip any of the covered light switches in the house as it will cause loss of functionality to certain amenities.
⌘Do not clean sheets as this is professionally done
⌘Do not clean stovetop as this is professionally done. Damage due to unauthorized cleaning will be charged to you
⌘Please acknowledge that occasionally, we or other guests may leave consumables such as condiments or snacks when it's available. In our intentions we try our very best to ensure that it is not expired or stale. However, ultimately, it is up to the guests’ discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
⌘On-Site Parking is located in the front and the rear of Virginia properties. If no Parking is available out front, you may park in the back.
⌘No Glitter

Property has steep stairwells. Please be careful ascending and descending them as we accept no liability for slips, trips, tumbles, stumbles or falls.
In warm months, critters come out to play. Please pay attention to your outdoor surroundings and do not engage with wildlife as we accept no liability for injuries due to wildlife.
For properties with backyards, if you choose to allow your children to play, you must monitor them at all times as we accept no liability for injuries, slips, trips, tumbles, stumbles or falls.
⭐️If you’ll be leaving the property for more than an hour, do not leave the A/C on and be sure to keep the windows closed if the A/C or heat is on (or if inclement weather outside).
⭐️Take out your garbage and place in back deck bin as necessary.
⭐️Be sure to rinse all sand from clothing, towels, ect with the outdoor water hose before using the washing machine as sand found in machines will void your deposit. Also be mindful to not overfill the washing machine.
*****Please DO NOT use white towels for makeup removal. We have provided black washcloths specifically for makeup removal. towels/washcloths damaged due to makeup will be subject to a $20 replacement Fee. ***** _____________________________________________________________________________________________

⭐️ Lastly, because this is a bed n’ breakfast community, not a hotel, please be respectful of our personal property and keep it as clean as you first enter it. It will be very clean on your arrival, and we ask that you leave it neat and free of debris on your departure. If at any time you need to reach your host, do not hesitate to contact us!
